6. Lessee agrees to cause all work, development and mining to be done in a careful and quarry like manner and to <br /> conform in all respects with the mining laws and regulations of the State of Colorado. Lessee agrees to keep the <br /> Premises in a safe,workable condition for present and future operations. <br /> 7. This Lease will remain in effect until June 1, 2029 with option of renewal, unless earlier terminated in <br /> accordance with paragraph 1. <br /> 8. Lessee is hereby granted a first right of refusal to acquire the Premises in the event Lessors elect to sell their <br /> interest provided that right shall not apply in the event the sale is to the Lessee, nor shall such right apply to any <br /> complete or partial sale,transfer or assignment by Lessee of its leasehold interest in the Premises. <br /> 9. Subject to paragraph 7, the rights granted and reserved herein shall be freely assignable by the party holding <br /> such right, and any assignee of such rights agrees to be bound by the terms of this agreement. <br /> 10. As consideration to Lessee for ratifying this Lease, Lessee shall be solely responsible for the timely payment of all <br /> other taxes which may arise as a consequence of Lessee's operations on the Premises.
