<br /> TO HAVE AND TO HOLD said placer mining premises together with all the rights, m
<br /> privileges, immunities and appurtenances of whatsoever nature thereunto belonging, unto
<br /> said grantee above named and to its successors and assigns forever, subject _
<br /> nevertheless to conditions and stipulations contained in the Mineral Patent from the
<br /> United States of America to the Diamond Fire Brick Co., Patent Number 346827, dated
<br /> July 15, 1913 and Filed for record, June 26, 1917, and all interest of Sellers in vacated
<br /> streets and alleys adjacent thereto, all easements and other appurtenances thereto, all
<br /> improvements thereon and all attached fixtures thereon, except as herein excluded.
<br /> TOGETHER with all and singular the hereditaments and appurtenances thereto
<br /> belonging, or in anywise appertaining, and the reversion and reversions, remainder and
<br /> remainders, rents, issues and profits thereof, and all the estate, right, title, interest, claim
<br /> and demand whatsoever of the Grantor, either in iaw or equity, of, in and to the above
<br /> bargained premises,with the hereditaments and appurtenances.
<br /> Grantor does covenant, grant, bargain and agree to and with the Grantee, its
<br /> successors and assigns, that at the time of the enseaiing and delivery of these presents,
<br /> it is well seized of the premises above conveyed, has good, sure, perfect, absolute and
<br /> indefeasible estate of inheritance, in law, in fee simple, and has good right,full power and
<br /> authority to grant, bargain, sell and convey the same in manner and form as aforesaid,
<br /> and that the same are free and clear from all former and other grants, bargains, sales,
<br /> liens, taxes, assessments, encumbrances, and restrictions of whatever kind or nature
<br /> whatsoever, except: None.
<br /> The Grantor shall and will WARRANT AND FOREVER DEFEND the above-
