The Grantee is the owner of certain real property commonly known as, MINE: H&W <br /> PLACER - 2316 SB 34-3-73 582/921, QUIET TITLE DECREE 768/13 Parcel Number <br /> 1835-341-00-668 Account R003831, Idaho Springs, Colorado 80452, hereinafter <br /> (Dominant Estate). <br /> B. Character of Easement <br /> It is the intention of the parties that the easement granted appurtenant to the Dominant <br /> Estate, in that easement benefits the use and enjoyment of the Dominant Estate by providing <br /> an essential means of access to the named property in the form of Easement by Necessity. <br /> 3. Duration and Binding Effect <br /> The easement shall endure 100 years.
