COLORADO COMMERCIAL LEASE AGREEMENT <br /> I. The Parties. This Commercial Lease Agreement ("Agreement") made this <br /> March 19th 70 20 by anri hetween: <br /> Landlord. Bret and Dianna Mouse Rev Living Trust [Landlord's Name], of <br /> P.O.Box 722410 Norman Ok 73070 [Landlord's Street <br /> Address], State of Oklahoma , ("Landlord") <br /> AND <br /> Tenant. Wolf Creek Rock and Gravel [Tenant's Name], of <br /> P.O.Box 601 SouthFork Co 61154 [Tenant's Street Address], <br /> State of Colorado , ("Tenant"). Collectively, the Landlord and Tenant shall be <br /> referred to herein as the "Parties". <br /> The Parties agree as follows: <br /> II. DESCRIPTION OF LEASED PREMISES. The Landlord agrees to lease to the Tenant <br /> the following described NA square feet (SF) of N/A [Type of Space] <br /> located at Sandlebrooke Ranch [Property Street <br /> Address]. State of Colorado. <br /> Additional Description: 70(+F)Acres of the Saddle Brooke Ranch Owned by Bret and Dianna Mouse Rev Living Trust <br /> Hereinafter known as the "Premises". <br /> III. USE OF LEASED PREMISES. The Landlord is leasing the Premises to the Tenant <br /> and the Tenant is hereby agreeing to lease the Premises for the following use and <br /> purpose: Operation of Wolf Creek Rock and Gravel's Business including all mining and receration activities <br /> Any change in use or purpose the Premises other than as described above shall be <br /> upon prior written consent of Landlord only. <br /> IV. TERM OF LEASE. The term of this Lease shall be for a period of Ten year(s) 10 <br /> month(s) commencing on the 19th day of March , 20 20 and expiring at <br /> Midnight on the 19th day of March , 20 30 . ("Initial Term") <br /> V. BASE RENT. The net monthly payment shall be Ten dollars <br /> ($10.00 ), payable monthly with the first payment due upon the <br /> commencement of the Lease and each monthly installment payable thereafter on the <br /> day of each month ("Base Rent"). Rent payment for any period during the term <br /> hereon, which is for less than 1 month shall be a pro-rata portion of the monthly rent. <br /> VI.
