<br /> Golden,Colorado 80401,formerlyknown as CAMAS COLORADO,INC.("Grantor"), and the CITY
<br /> OF THORNTON, a Colorado municipal corporation,whose address is 9500 Civic Center Drive,
<br /> Thornton,Colorado 80229("Grantee"):
<br /> WITNESSETH,That the Grantor,for and in consideration of the sum of Ten Dollars and
<br /> other good and valuable consideration,the receipt and sufficiency ofwhich is hereby acknowledged,
<br /> has granted,bargained,sold and conveyed,and by these presents,does grant,bargain,sell,convey
<br /> and confirm, unto the Grantee, and its successors and assigns, forever, all the real property,
<br /> together with improvements,if any,described as Lot 1,Tucson Resources Subdivision,County of
<br /> Adams,State of Colorado,except(i)realproperty taxes and assessments for the year of the Closing
<br /> and subsequent years,(h)building,zoning and other applicable ordinances and regulations,and
<br /> (iii)easements,reservations,restrictions,licenses and other matters of record;
<br /> TOGETHER with all and singular the hereditaments and appurtenances thereto belonging,
<br /> or in anywise appertaining, and the reversion and reversions, remainder or remainders, rents,
<br /> issues,and profits thereof; and all the estate,title,interest,claim and demand whatsoever of the
<br /> Grantor either in law or equity,of,in and to the above bargained premises,with the hereditaments
<br /> and appurtenances;
<br /> TO HAVE AND TO HOLD the said premises above bargained and described with the
<br /> appurtenances, unto the Grantee its successors and assigns forever. The Grantor for itself and
<br /> successors does covenant and agree that it shall andwill WARRANTAND FOREVER DEFEND the
<br /> above-bargained premises in the quiet and peaceable possession of the Grantee,its successors and
<br /> assigns,against all and everypersonor persons claiming the whole or any partthereof,by,through
<br /> or under the Grantor.
<br /> This transaction is undertaken in lieu of the City of Thornton acquiring title through the
<br /> exercise of its powers of eminent domain.
