B-1 <br /> EXHIBIT B <br /> SITE DESCRIPTION <br /> As noted in EXHIBIT A: LEGAL DESCRIPTION AND LOCATION, the Project Site(i.e.,the Permit <br /> Area) is situated approximately 2 miles north-northeast of the Town of Keenesburg, within the SW1/4 of <br /> the SW1/4 of Section 12; T2N; R64W of the 6t' Principal Meridian, as depicted on the "Klug Ranch, <br /> Colorado"7.50USGS topographic quadrangle. This location is about 1-1/2 miles west(north)of Interstate <br /> 76, which trends generally southwest to northeast from the Denver metropolitan area, continuing <br /> northeasterly through Fort Morgan and Sterling, Colorado, and on to Ogallala,Nebraska(some 215 miles <br /> northeast of Denver), at which point it connects with and merges into Interstate 80. <br /> General Site Description <br /> The Permit Area and the immediate surrounds are largely comprised of gently sloping (southwest to <br /> northeast) rangeland, with areas of cultivated and/or irrigated croplands present to the southwest and <br /> extending southward to Interstate 76 and the Town of Keenesburg(and surrounding areas). <br /> Keenesburg is a statutory town, incorporated 1919, with limited services available, and an estimated 2016 <br /> population of 1,200 persons. Keenesburg is specifically listed in the accompanying Exhibit H: <br /> Municipalities Within a Two-Mile Radius;however,it is the only such municipality within the qualifying <br /> distance. <br /> The Weld County zoning designation for the subject site is "Agricultural", as applied to the entirety of <br /> Section 12 (otherwise referenced as Parcel 7; Weld County Tax Identification Number 130512000004, <br /> as per Weld County Assessor's Office records). The "Agricultural" zoning designation allows for <br /> "mining", under the purview of Weld County's Use by Special Review (USR) process. CSC has or will <br /> file an application for USR approval coincident with this Division of Reclamation, Mining and Safety <br /> (DRMS) 110 Limited Impact Construction Materials Permit application, as noted in the accompanying <br /> Exhibit F: List of Other Permits and Licenses Required. <br /> The Permit Area comprises approximately 9.9 acres, and is wholly situated within the extreme southwest <br /> corner of Section 12. The site is comprised of relatively flat-lying rangeland (historically and currently <br /> utilized primarily for cattle grazing), with nominal elevations across the Permit Area ranging from <br /> Keenesburg Project_Limited Impact 110 Application_May 24,2019 <br />
