Upon termination of this Lease with respect t s all or any part of the <br /> Property, the Company agrees to furnish Less or with a document <br /> reasonably satisfactory to Lessor verifying su.h termination and <br /> release of Lease. <br /> e. Upon termination of this Lease by the Compa y for any reason, all <br /> sums paid hereunder to Lessor shall remain t - property of Lessor and <br /> shall not be recoupable or refundable except tit the extent that they <br /> have already been recouped or refunded as of he effective date of <br /> termination, or except as expressly provided i Paragraphs 10.B and C <br /> above. <br /> 13. End of Term. The Company shall have the right for -ix(6) months from the <br /> date of the expiration or termination of the Lease to d smantle and remove <br /> machinery, equipment, improvements, and other facile ties installed or <br /> constructed on the Property by the Company and als. to sell and remove <br /> Materials then stockpiled on the Property, subject to ' s obligation to pay Sales <br /> Royalties pursuant to Section 3. <br /> 14. No Development Covenant. There is no implied coy;nant or obligation of the <br /> Company to explore, develop or mine the Property o to sell Materials. The <br /> Company may maintain this Agreement in effect for is term and any allowed <br /> extensions by making the payments set forth herein. <br /> 15. Restoration of Property. Within one(1)year after th; expiration or earlier <br /> termination of this Lease, the Company is required to substantially restore the <br /> Property to the condition required by law and by the .pplicable permits and <br /> approvals required for the Company to conduct oper. ions hereunder. <br /> Thereafter, the Company shall continue to have the ri:ht to access and enter <br /> the Property and to effect on the Property such final r seeding, restoration, <br /> repair, rehabilitation and reclamation as may be requi ed for the Company to <br /> obtain release of any security or bond provided by th; Company to secure its <br /> performance of reclamation require by its governmen al permits and <br /> authorizations. Following the expiration or terminati i n of this Lease for any <br /> reason, Lessor covenants that Lessor will not extract i r allow others to extract <br /> Materials until Lessor or others effect the transfer of e Colorado Division of <br /> Reclamation, Mining and Safety permit in their name. for reclamation or <br /> rehabilitation of the Property and the release of any s•curity or bond provided <br /> by the Company to secure its performance or discharge its responsibilities. <br /> Lessor Initials i ' 9 <br /> Lessee Initials <br />
