24. Non-Business Day Deadlines: If a date for notice, performance, or payment falls on a holiday <br /> or weekend, the time for performance or payment shall be extended to the next business day, <br /> and if notice, performance or payment has occurred on such weekend or holiday or after <br /> 5:OOPM on any business day, it shall be deemed to have occurred on the next business day. <br /> - 25. Confidentiality: This Lease, each of its terms, and all negotiations and proposals relating <br /> thereto shall be kept confidential and shall not be disclosed by Landlord or Tenant, or their <br /> rl presentatives, to any person or entities except as may be required by law or as necessary in <br /> the ordinary course of business, which shall include, but not be limited to, disclos4re of-lease <br /> information to t; Panty interested in acquisition of the Leased Premises. In no event shall the <br /> terms of this Lease or negotiations, and proposals relating thereto, be used as a basis for, or <br /> referenced in, any other agreement, except agreements between Landlord and Tenant, or as <br /> otherwise required by law. Breach of this Section shall not be deemed a breach of this Lease; <br /> however, Landlord and Tenant will, in good faith, make every reasonable effort to protect the <br /> confidentiality of information pertaining to this Lease. <br /> 26. Headings: The headings to the various sections of this Lease are inserted only for <br /> convenience of reference and are not intended, nor shall they be construed, to modify, define, <br /> limft or expand the intent of the Parties. <br /> 27. Further Instruments: Each Party shall from time to time execute and deliver such further <br /> instruments as the other Party or its counsel may reasonably request to effectuate the intent of <br /> this Lease. <br /> 28. Entire Agreement: This Lease constitutes the entire agreement between the Parties <br /> concerning the subjects of this Lease. There are no other oral or written agreements between <br /> the Parties and there are no other contingent matters or conditions which constitute a part of <br /> this Lease other than as stated herein, unless environmental warranties are also required <br /> under separate document entered into in connection herewith. The Parties mutually agree <br /> that by the execution of this Lease any and all other prior agreements between the Parties <br /> concerning the subjects of this Lease are rescinded and held void and unenforceable for the <br /> mutual consideration of the Parties. <br /> 28.1.No Amendment Except as Provided Herein: The Parties specifically warrant and <br /> represent that they shall not cause, either directly or indirectly, this Lease to be altered, <br /> amended, modified, cancelled, or terminated, except as provided herein. The Parties <br /> herein may be mutual written agreement alter, amend, waive or modify this Lease <br /> agreement. <br /> N� <br />
