U.S. Highway 34 and U.S.Highway 40 <br /> Granby, Colorado <br /> Sun Communities,Inc. <br /> 2.0 Executive Summary (continued) <br /> Database/Records Review (continued) <br /> The EDR report identified three Permitted Mines Listing in the State of Colorado (MINES) properties <br /> located within one-quarter mile radius of the subject site and one Orphan property (sites with poor <br /> and/or inadequate address information) potentially located within a one mile radius of the subject site. <br /> However, based on the lack of reported environmental issues of concern, regulatory status, down or <br /> cross-gradient locations, and/or lack of proximity to the subject site, it is the opinion of the EP that <br /> these listings do not represent RECs or vapor intrusion concerns for the subject site. It is also the <br /> opinion of the EP that no additional file reviews are warranted at this time. <br /> Historical/Document Review <br /> Based on information gathered during the site investigation and a review of aerial photographs, <br /> historical address indexes and municipal records, Atwell concluded that the subject site appeared to be <br /> vacant undeveloped land from at least 1915 until sometime prior to 1985. From 1985 until at least <br /> 2005, portions of the subject site were occupied by agricultural land (row crops and/or hay field) and <br /> with what appears to be two storage structures on the west portions of Areas One and Two. Shorefox <br /> Development, LLC. initiated development of the subject site in 2006 with the intentions of creating an <br /> outdoor-oriented residential community with a focus on recreational activities such as fly fishing, <br /> camping and golfing. From at least 2007, the initial stages of construction (i.e., land clearing, pond <br /> creation) for the multi-use development occurred on the subject site. In 2009, CLP Granby assumed <br /> ownership of the subject site. The subject site was purchased in 2016 by the Town of Granby and <br /> portions of the land are currently open for public trail use, while other portions are fenced off from <br /> public use. At the time of this report,the subject site was partially developed with fire hydrants, natural <br /> gas pipelines, several parking lots, golf cart paths, stream culverts and bridges, and a few access roads. <br /> Site Reconnaissance Findings <br /> During the site reconnaissance, Atwell evaluated the subject site for the potential presence of <br /> Recognized Environmental Conditions as defined by ASTM Designation E 1527-13. <br /> During the site reconnaissance, Atwell did not observe any RECs in association with the subject site. <br /> Other Environmental Considerations <br /> No evaluation for other environmental considerations was conducted during the course of this Phase I <br /> ESA. <br /> Findings and Opinions <br /> During the course of this Phase I ESA, Atwell identified and evaluated potential environmental <br /> concerns and it is the opinion of the EP that no RECs, CRECs, or HRECs have been identified for the <br /> subject site or associated with nearby properties. <br /> Conclusions <br /> Atwell has performed this Phase I ESA in general conformance with the scope and limitations of <br /> ASTM Practice E1527-13 and AAI specifications for the subject site located north of the intersection <br /> of U.S. Highway 34 and U.S. Highway 40, within the Town of Granby, Grand County, Colorado. <br /> During the course of this Phase I ESA,the EP did not identify any RECs, HRECs or CRECs associated <br /> with the subject site.
