(JKS), I'd ask that you accept the following submittal
materials in support of a Technical Revision (TR) request for DRMS Permit M-1999-069, the
Kauffman/Wagner #3 Pit:
• DRMS Technical Revision (TR) application form;
• TR Application Fee payment in the form of a $216 check from JKS;
• TR Exhibit Map, indicating the areas proposed to be affected by the TR request; and
• Larimer County current GIS parcel information, including zoning.
As indicated on the attached DRMS TR application form, the request is to update the proposed
property after-use for areas of the permit from Pastureland to Outdoor Storage. Specifically, the
areas of interest are those west of the City of Loveland's Boyd Lake Avenue roadway
embankment and right-of-way (ROW).
Through our recent discussions, you had asked that I provide supporting documentation
showing that the current zoning for the areas of interest is Industrial, allowing for the proposed
Outdoor Storage after-use. Please find following this letter, Larimer County Geographic
Information System (GIS) parcel information regarding zoning for the indicated areas. The
areas of interest fall within two adjacent land parcels. The zoning for each of the permit areas,
and each of the two subject parcels, is Industrial. This TR will serve to align the proposed
permit after-use with the County Land Use zoning for the parcels of interest.
Consistent with the proposed Outdoor Storage after-use, the Operator would leave the
indicated areas west of Boyd Lake Avenue ROW, and on either side of the Boyd Lake Avenue
Outfall Ditch, as bare ground, without topsoil and without revegetation. The ground appearance
would be very similar to the Outdoor Storage areas currently successfully, and stably, featured
as a part of the adjoining Kauffman Pit #1 to the south of this subject pit and permit.
DANGIROUXQTERRAMAX.US 0 (303) 929-3194 0 4220 GOLF VISTA DRIVE 0 LOVELAND 80537
