Exhibit B <br /> Site Description <br /> General soil according to the U.S. Department of Agriculture, Soil Conservation Service is the Alda <br /> Loveland-Fluvaquents which is: Deep, nearly level, somewhat poorly drained and poorly drained soils <br /> forming mostly in loamy alluvium underlain by sand and gravel; on bottom lands and low terraces. <br /> The affected area consists of: <br /> a) #3 Alda Loam <br /> b) The following structures are within 200 feet of the affected area: <br /> 1. Factory Ditch runs across the northern boundary of the property and is owned by City of <br /> Sterling(Applicant)and Rothe H2O LLC. <br /> 2. Xcel power lines and power poles run along the property and are owned by Xcel Energy. <br /> 3. An access road runs along the Factory Ditch from Edith Road to the northwest corner of <br /> the parcel and is owned by Rothe H2O LLC. City of Sterling was granted an access <br /> easement for this road. <br /> 4. Roads within the parcel boundary are owned by City of Sterling. <br /> c) There are two existing sand and gravel pits on-site. No water resources would receive drainage <br /> directly from the affected area. Water quality is consistent with water quality present in the South <br /> Platte Alluvium. According to Geological Survey Water-Supply Paper 1378, published in 1957, <br /> South Platte "alluvial deposits yield hard water of moderate to high concentrations of dissolved <br /> solids,much of which is calcium sulfate.This water is of satisfactory quality,as a rule,for irrigation <br /> and domestic uses." Water levels are consistent with the South Platte Alluvium and fluctuate <br /> seasonally as shown in nearby monitoring wells such as LSP-113 S1300805227AAA. <br /> The two existing sand and gravel pits are located on land previously used as farmground(alfalfa hay). <br />
