N38029'E 423.9 feet); thence N28°41'30"E a distance of 372 feet to the north line of
the S1/2SW1/4SW1/4.

Commencing at a Bureau of Land Management (BLM) alloy cap for the W1/4 Corner
of Section 27, Township 10 South, Range 98 West of the Sixth Principal Meridian,
whence a BLM alloy cap for the S.W. Corner of said Section 27 bears S03°19'40"E
for a distance of 2640.72 feet, according to an unrecorded plat of survey titled "Plat
of Survey for Snow Cap Coal, Inc.", Mesa County Surveyor's Deposit Number 2773-
03; thence S88°53'36"W for a distance of 200.03 feet to the Point of Beginning;
thence the following eighteen courses and distances:
1. S56°24'05"E for a distance of 1334.77 feet;
2. S00°06'24"W for a distance of 577.32 feet to the south line of the
NW1/4SW1/4 of said Section 27;
3. S89°53'06"E for a distance of 1775.32 feet to the S.E. Corner of the
