Page 2 <br />Permit #M2016-050, C Road Pits Grand Junction, Colorado <br />opposed to having two (2) gravel pits operating in our neighborhood especially since this area is zoned <br />residential/agriculture, the infrastructure cannot accommodate the truck traffic, the minimal amount of <br />wildlife will lose their already limited amount of habitat, and the gravel pits have a negative impact on <br />our quality of life as well as the value of our residential/agriculture properties. We beg you not to <br />approve the subject permit!! <br />Finally, we know your notice said the following issues are not of concern to you, but we feel the need to <br />mention them anyway and ask that you DO give them some consideration because they are very <br />important to the people who live in this neighborhood!! My husband and I have resided at 269 31 Road <br />since 1993. This is our primary residence and we have invested a great deal of money as well as 23 <br />years of sweat equity into this property. It wasn't until we recently retired that we realized how much <br />of a negative impact the current gravel pit traffic has on the quality of life in our neighborhood as well as <br />the value of our life-long investment. We've spoken with a friend of ours who sells real estate in Grand <br />Junction and she said that if she were to list our home today, she would list it at $250,000. If this project <br />gets approved, she would list it at less than $200,000. If this permit is approved, tax assessment values <br />for a minimum of 100 homes, currently valued anywhere between $250,000 and more than $1 million, <br />will have to be lowered.
