Charles E.Stanzione <br /> November 11, 2016 <br /> Joe Lamanna <br /> Ready Mixed Concrete Company <br /> 14585 Brighton Road <br /> Brighton, CO 80601 <br /> RE: Ready Mixed Concrete Company - Spier Property Drainage System Design <br /> Dear Mr. Lamanna: <br /> This letter presents a design of a drainage system intended to relieve shallow ground water <br /> conditions at the Spier Property located adjacent to the Ready Mixed Concrete Company (RMCC) <br /> Bromley Lake Pit site near Brighton, Colorado as presented in the attached Figure 1. The purpose <br /> of this letter is to provide the necessary information for a contractor to install the drainage system <br /> as designed to address the shallow ground water. This effort benefitted from field investigation of <br /> the Spier Property and Bromley Pit areas,material information provided by Ready Mixed Concrete <br /> Company,survey information provided by R.W.Bayer&Associates,Inc. and our familiarity with <br /> local ground water conditions and ground water drainage systems. <br /> Background and Objective <br /> Shallow ground water conditions and standing water have persisted on and near the western <br /> portion of the Spier Property, located as shown in Figure 1. On October 4, 2016, Bishop-Brogden <br /> Associates, Inc. (BBA) observed ground water discharging to the surface just to the west of the <br /> Spier Property boundary at a visually estimated rate of approximately 5 to 10 gallons per minute. <br /> Standing water was also previously observed near the existing chicken coop on the Spier Property. <br /> We understand that areas of the Bromley Lakes Lot 2 gravel pit area were backfilled with fine <br /> grained material and may be causing the shallow ground water conditions and surface discharge <br /> by backing up and impounding ground water that is flowing from southeast to northwest. The <br /> purpose of the proposed drainage system is to lower ground water levels and prevent standing <br /> water on the Spier Property and on the RMCC lands just west of the Spier Property. <br /> Ground Water Conditions <br /> Current depths to ground water at the location of the collection trench portion of the proposed <br /> underdrain are estimated to be 2 feet. We estimate that dewatering rates after the trench is <br /> completed will potentially range from the 5 to 10 gallons per minute observed in the field up to an <br />
