<br />with all appurtenances, including any and all water, water rights, ditch rights, well permits, well and
<br />pumping rights currently used or in any way appertaining to the above described real estate,
<br />including but not limited to Colorado irrigation well permits #x•44884, #4488, #192046-A (former
<br />192046), #192047 (former 62373), #12710 -FP, #12376 -FP, and 46994 -FP,
<br />RESERVING, HOWEVER to Grantor, all Grantor's interest in and to all oil, gas, minerals, mineral
<br />rights, rights of reversion and contingent mineral rights appurtenant to the above described real
<br />estate, together with the full and free right to enter upon said lands for the purpose of exploring,
<br />drilling, removing and marketing the production thereof,
<br />and WARRANTS THE TITLE to the same, SUBJECT TO existing streets and highways,
<br />established and/or recorded easements, inclusion of the property within any special taxing district,
<br />mineral leases, conveyances and reservations of record, zoning ordinances, taxes for 2006 and
<br />subsequent years.
