<br />and CITY OF AURORA, a political subdivision of the State of Colorado, whose legal address is
<br />15151 E. Alameda Parkway, Aurora, CO 80012, Grantee. I
<br />WITNESS, that the Grantor, for an in consideration of the sum of Ten Dollars and other
<br />good and valuable consideration, the receipt and sufficiency of which isllrereby acknowledged,
<br />has granted, bargained, sold and conveyed and by these preseit4s does giant, bargain, sell, convey
<br />and confirm unto the Grantee, its successors and assigns forever, that certain real property,
<br />together with improvements, if any, situate, lying and being'in the County of Arapahoe and State
<br />of Colorado, described as follows:
<br />See Exhibit A attached hereto and incorporated herein by this reference;
<br />Together, with the Grantor's interest in and to all and singular the hereditaments and
<br />appurtenances thereto belonging, or in anywise appertaining, the reversion and reversions,
<br />remainder and remainders, rents, issues' and profits thereof, and all the estate, right, title, interest,
<br />claim and demand whatsoever of the Grantor, either in law or in equitv,!of, in and to the above
<br />bargained premises, but excluding water rights which are conveyed by i separate Bargain and
<br />Sale Deed;
<br />Subject to the matters set forth in Exhibit B hereto;
<br />TO have and to bold the said premises above bargained and described, with the
<br />appurtenances unto the Grantee, its successors and assigns forever, The Grantor shall warrant
<br />and forever defend the above bargained promises in the quiet and peaceable possession of the
<br />Grantee, its successors and assigns; against any, all and every person lawfully claiming the
<br />whole or any part thereof through Grantor, but against no other; subject to taxes for the year
<br />2013 and subsequent years, easements, encumbrances, matters of record and such matters as an
<br />accurate survey of the property would have revealed. I
