STATE OF
OOLO RADO
l
Comments on Case M-2014-043
Timms, Steve -CD <stimms@c3gov.com> Tue, Oct 7, 2014 at 10:51 AM
To: "tyler.odonnell@state.co.us" <tyler.odonnell@state.co.us>
Hi Tyler-
i4
Thank you for allowing Commerce City to comment on land use cases that may impact
Commerce City. Please`see our comments below regarding this application.
Public Works (Alysha Geiger) has reviewed the submittal and has the following comments:
1. What are the trucking routes to and from the site, the size and weight of the trucks?
2. What impacts will the truck traffic have on Monaco Street and surrounding roads?
3. How long will the quarry be operational?
4. How will the land be reclaimed after the mining has ceased?
5. What land uses would be considered after the quarry is no longer operational?
6. The property is partially in the floodplain, how will the operation minimize the risk of
erosion and downstream sediment impacts in the event of flooding?
7. Could the access off of Monaco be relocated to the north to align with the private drive on
the north side of the gas station? The existing location is offset from both the private drive
and the gas station access which could be problematic if the amount of traffic to and from the
site increases dramatically.
8. Permanent BMPs will need to be addressed, installed, and maintained. Who will be
responsible for the BMPs?
9. A traffic study should be completed to evaluate the impacts on 88th Ave. and the 1-76
interchange.
Planning (Steve Timms) has reviewed the submittal and has the following comment:
1. Just west of this site is the location of the state's first fish hatchery. This site may be
potentially eligible for historic designation. What steps will be undertaken to not disturb
and not cause negative impacts to this potentially historic resource for the area?
