<br /> Public Highway Authority, a political subdivision of the State of
<br /> Colorado, whose legal address is 22470 E. 6th Parkway, Aurora,
<br /> Colorado 80018, of the County of Arapahoe, State of Colorado (the
<br /> "Granta,:" ) . 6ec
<br /> Witnesseth, that the Grantor for and in consideration of the
<br /> sum of $300, 000 .00,' the receipt and sufficiency of which is hereby
<br /> acknowledged, has granted, bargained, sold and conveyed, and by
<br /> these presence does grant, bargain, sell, convey and confirm, unto
<br /> the Grantee and its assigns forever, all the real property,
<br /> together with all its appurtenances and improvements if any, and
<br /> including all non-tributary and not non-tributary water rights
<br /> beneath the property, situate, lying and being in the County of
<br /> Adams, State of Colorado, described in Exhibit "A" attached hereto
<br /> and incorporated herein by reference (the "Property") .
<br /> This conveyance is granted with all the hereditaments and
<br /> appurtenances belonging to the Property, or in anywise
<br /> appertaining, - and' the reversion and reversions, remainder and
<br /> remainders, rents, issues and profits thereof, and all the estate,
<br /> right , title, interest, claim and demand whatsoever of the
<br /> Grantor, either in law or equity, of, in and to the Property, with
<br /> the hereditaments and appurtenances .
<br /> The Grantor conveys the Property with the appurtenances unto
<br /> the Grantee and its assigns forever. The Grantor, for himself,
<br /> his heirs and personal representatives or successors, does
<br /> covenant and agree that he shall and Will WARRANT THE TITLE AND
<br /> FOREVER DEFEND the Property in the quiet and peaceable possession
<br /> of the Grantee, and its assigns, against all and every person or
<br /> persons claiming the whole or any part thereof, by, through or
<br /> under the Grantor.
<br /> The singular number shall include the plural, the
<br /> singular, and the use of any gender shall be applicable to all
<br /> genders .
