unreasonably hinder or interfere with the operations and activities of the Lessee. Lessor <br />shall enter upon the Leased Premises at its own risk and expense and shall indemnify <br />Energy Fuels against any loss, damage, claim or demand by reason of injury to any person <br />or property resulting from the presence of Lessor, its agents or representatives on or in the <br />Leased Premises and the lands subject to inspection herein, unless such loss, damage, <br />claim or demand resulted from Lessee's negligence. <br />6. Records and Maps. Lessee shall keep true and correct records of all coal <br />mined, removed and sold from the Leased Premises and other properties pursuant to this <br />Lease. Lessor shall have the right during normal business hours and upon not less than <br />twenty -four (24) hours notice to Lessee to inspect and copy, at Lessor's expense, those <br />records. The records shall include maps updated no less frequently than once every six <br />(6) months showing the area or areas mined on the Leased Premises and on any other <br />properties and the area or areas of all properties remaining to be mined. Lessee shall <br />promptly provide designated representatives of Lessor with no more than three (3) copies <br />of all documents submitted by Lessee to or received from the Colorado Mined Land <br />Reclamation Board orthe Division of Minerals and Geology ortheir successors concerning <br />the Leased Premises or the Southfield Mine. <br />7. Lessee's Covenants and Responsibilities. Lessee agrees to conduct all <br />of its operations under this Lease, including both mining and reclamation operations, in <br />compliance with the laws and regulations of the State of Colorado or of any legal <br />subdivision thereof, the United States and any other government agencies or authorities <br />of every kind and nature.
