• "...if Intermountain conducted an order one survey as indicated, these two <br />soils (Bari and Darvey) would, if distinguishable in the field, be separated <br />for the intensity (order one) of the survey conducted. ,3 <br />• From notes of Greg Lewicki, permit specialist for Western Fuels, Dave <br />Dearstyne stated in the large meeting in Grand Junction in February 2008 <br />that the Irvine Study was well done with the main issue being the pH typo <br />error in the prime farmland document of that time. <br />• Available NRCS soil survey from 1985 is an Order II survey. <br />• Jim Irvine's soil map is more accurate from a data density standpoint (i.e. more <br />local points to facilitate more accurate lines) <br />• It is not a question of Irvine's skill or expertise <br />■ hewas a million acre soil mapper for NRCS with many years of <br />experience. <br />NRCS did not like the use of the Darvey -Bari complex, but the delineation of the soil <br />complexes was well done. 87 acres of Darvey -Bari complex on the Morgan Property <br />based on the areas determined from the Irvine soil survey in CAD for the 98E soil <br />DarveyBarx soil complex. <br />• If we conservatively assume that all Darvey -Barx is just Barx, this gives us 87 <br />acres of prime farmland soils on the Morgan Property <br />• NRCS Mapping shows —80 acres of Barx soil (units 14 & 15) within the Morgan <br />Property <br />Therefore, the justification to use the value of 87 acres of prime farmland on the Morgan <br />property is based on 1) the fact that the Irvine study is more intense and more site specific than <br />the study conducted in the past by the NRCS and 2) the amount of Darvey -Bari complex, which <br />are prime soils, show 87 acres when computed from the Irvine study, and 3) This is slightly more <br />than the 80 acres of Barx soil shown on the NRCS Map for the Morgan property. This is very <br />similar given the differences in intensity of the studies.
