SPECIAL REVIEW PERMIT #1687 — JOURNEY VENTURES, LLC <br />PAGE 7 <br />L. The applicant shall submit documentation from the Central Weld County <br />Water District, to the Department of Planning Services, indicating that <br />water service is available for the proposed use. <br />M. The applicant shall submit evidence of an Aboveground Storage Tank <br />Permit from the Colorado Department of Labor and Employment (CDLE), <br />Oil Inspection Section, for any aboveground storage tanks located on the <br />site, to the Weld County Departments of Public Health and Environment <br />and Planning Services. Alternately, the applicant may provide evidence <br />from the CDLE, Oil Inspection Section, indicating they are not subject to <br />these requirements <br />N. The applicant shall address the requirements and concerns of the <br />Department of Public Works, as stated in the referral response dated <br />January 29, 2009. Evidence of approval shall be submitted, in writing, to <br />the Department of Planning Services. <br />0. The plat shall be amended to delineate the following: <br />1) All sheets of the plat shall be labeled USR -1687. <br />2) The location and size of any on -site signs. <br />3) The approved Landscape and Screening Plan. <br />4) If exterior lighting is a part of this facility, all light standards shall <br />be delineated in accordance with Section 23- 3- 250.8.6 of the <br />Weld County Code. <br />5) Oil and gas encumbrances, including gathering lines with <br />appropriate setbacks, shall be delineated on the plat. <br />6) Section 23- 3- 250.A.6 of the Weld County Code addresses the <br />issue of trash collection areas. Areas used for storage or trash <br />collection shall be screened from adjacent public rights -of -way <br />and all adjacent properties. These areas shall be designed and <br />used in a manner that will prevent trash from being scattered by <br />wind or animals <br />7) Off- street parking/loading areas, including the access to the <br />batching/processing area, shall be surfaced with adequate gravel, <br />or the equivalent, and shall have adequate dust control throughout <br />the approach and loading areas. <br />8) County Road 58 is designated on the Weld County Road <br />Classification Plan as a Collector road, which requires 80 feet of <br />right -of -way at full buildout. The applicant shall verity the existing <br />right -of -way, and the documents creating the right -of -way. All <br />2009 -0886 <br />PL2007 <br />
