to <br />EXHIBIT A - Leaal Description <br />(1) The affected area consists of a 59.70 acre portion located within the Flying <br />Triangle Ranch, LLC property (the 400 acre tract, Moffat County Parcel if 018 — <br />Map # 0101) and includes an access road, 1.1 mile long (1.30 acre) which will <br />cross the State Land tract to the south (Moffat County Parcel # 902) for a total of <br />61 acres. The adjacent 900.49 acres of State Land is held under Lease Assignment <br />No. AG 45092 by Clifford T. Henderson, owner of Flying Triangle Ranch, LLC. <br />(2) The proposed site lies in the NEA of Section 23 and the NW /4 of section 24, <br />T12N, R92W, 60 Colorado P.M. in Moffat County, Colorado, approximately 7.50 <br />miles Southwest of Baggs, Wyoming. As shown on the location maps, the site is <br />approximately 2 miles west of Hwy 13 and 1 mile north of the Moffat County <br />- Road 4 R.O.W. <br />The site is a 61 acre area more specifically described as follows: <br />An approximate 1.1 mile x 10 foot wide gravel access road crossing.State <br />Land (totaling 1.30 acres) ... and a 59.70 acre private land portion of Moffat <br />County Parcel #018, Map # 0101 as follows: <br />Beginning at a point located on the southeast comer of Parcel #018 (the 400 acre <br />Flying Triangle Ranch, LLC tract) <br />Go'N 0 degrees W, 680 feet to a point that is 50 feet (south) from the edge of the <br />east/west dry creek drainage; <br />Thence, following the dry east to west drainage (staying 50 feet from the southern <br />edge of the drainage) go nominally west then northwest for approximately 4000 <br />feet to a point 50 feet from the confluence /junction with the small dry creek <br />drainage going north/south below the toe of the parallel adjacent slope. <br />Thence go nominally south, following the south to north dry drainage, (staying 50 <br />feet from the eastern edge of the drainage) south approximately 1240 feet to the <br />intersection with the southem boundary (the west to east fence line) of Parcel <br />#018; <br />Thence N 90 degrees E, 3875 feet (along west to east fence line) back to the point <br />of beginning at the Southeast (fence corner) corner of the 400 acre Moffat County <br />Parcel #018, having a total area of approximately 59.7 acres. <br />The private land and access road will total 61 acres within the proposed permit <br />area. <br />The elevations in and around the proposed area of operations range from 6280 to <br />6360 feet with an average elevation of 6320 feet AMSL. <br />
