Method <br />The inspection is based on an examination of only those portions of the premises which were <br />readily accessible and could be visually inspected. No inspection was performed in areas which <br />were obstructed, concealed or closed off. No inspection was performed in areas which required <br />the dismantling, removal or movement of any object including, but not limited to, floor and wall <br />coverings, sidings, ceilings, floors, furniture and appliances. <br />The condition of the premises may change after the date of inspection due to factors such as <br />weather, fire, moisture, leaks, actions taken by the owner or others, or the passage of time. This <br />report describes the condition of the premises at the time of inspection. <br />General Information <br />The original central portion of the residence was built in the late 1940's and is adobe on a <br />mortared stone foundation. Additions were built on the east and west ends on concrete <br />foundations. The residence is finished with vinyl siding and corrugated metal roofing with a <br />steel chimney and an adobe chimney. There are concrete porches on west and south faces and <br />there is a mortared rock sidewalk and steps on the south. The structure faces south. There is a <br />cellar that has problems with water infiltration when the ditch is flowing. One broken west <br />window was found. <br />Roof and porch drainage appear adequate. There are rain gutters on the west and south faces and <br />there are no downspouts. All drainage is to earth. The lot is flat and drainage flows southwest. <br />There was no erosion near the residence, wall alignment appeared straight and there was no <br />evidence of settlement. <br />The residence uses well water, LPG stove heating, and has a septic system. The well is 160 to <br />180 feet deep, with steel casing to 100 feet. The water level is at about 90 feet and the well <br />produces five gallons per minute. <br />Sincerely, <br />Mark L.
