Method <br />The inspection is based on an examination of only those portions of the premises which were <br />readily accessible and could be visually inspected. No inspection was performed in areas which <br />were obstructed, concealed or closed off. No inspection was performed in areas which required <br />the dismantling, removal or movement of any object including, but not limited to, floor and wall <br />coverings, sidings, ceilings, floors, furniture and appliances. <br />The condition of the premises may change after the date of inspection due to factors such as <br />weather, fire, moisture, leaks, actions taken by the owner or others, or the passage of time. This <br />report describes the condition of the premises at the time of inspection. <br />General Information <br />The residence is approximately 20 years old and is in average condition. What was visible of the <br />concrete runners with support jacks foundation was in good condition. The residence is finished <br />with composite wood siding, has an asphalt shingle roof and a metal chimney. There are wood <br />decks on the southwest and northwest sides of the residence. A gravel drive approaches from the <br />east. No broken glass was found in the residence and it faces southeast. <br />Roof and porch drainage appear adequate. There are no rain gutters or downspouts. All <br />drainage is to earth. The lot is hilly and drainage flows southeast and northwest (residence is on <br />a hill). There was no erosion near the residence, wall alignment appeared straight and there was <br />no evidence of settlement. <br />The residence uses hauled water, LPG heating, and has a septic system. <br />A shed covering the cistern is located southwest of the residence and two outbuildings are <br />located east of the residence. <br />The cistern shed sits on a concrete pad (cistern top), has a corrugated metal roof and is finished <br />with tarpaper. <br />
