Method
The inspection is based on an examination of only those portions of the premises which were
readily accessible and could be visually inspected. No inspection was performed in areas which
were obstructed, concealed or closed off. No inspection was performed in areas which required
the dismantling, removal or movement of any object including, but not limited to, floor and wall
coverings, sidings, ceilings, floors, furniture and appliances.
The condition of the premises may change after the date of inspection due to factors such as
weather, fire, moisture, leaks, actions taken by the owner or others, or the passage of time. This
report describes the condition of the premises at the time of inspection.
General Information
This structure consists of two houses joined together. One house was built in 1912 and the other
was built in 1942. The older section is finished with fiberboard and the newer section is finished
with aluminum siding. The foundation is concrete, with slab beneath portions of the house. The
roof is finished with corrugated metal and there is a metal chimney. There is a front wooden
porch that has the floor rotting out. There is a south concrete and rock slab. A gravel drive
approaches from the east. The structure faces south. There were two broken windows in the
north face, one of which is boarded up and painted over.
There was some erosion found on the west face and otherwise, no erosion was found near the
structure, wall alignment appeared straight, and there was no evidence of settlement other than
the northeast porch. Roof and porch drainage appear adequate. There are no rain gutters or
downspouts and all drainage is to earth. The lot is flat with drainage flowing in all directions.
The residence uses well water, LPG and wood stove heating, and has a septic system.
There is a detached garage and there are three other outbuildings behind the residence.
The garage is finished with Masonite siding, has a corrugated metal roof, and is built on a
concrete pad. There are four broken window panes in the window in the south face and three
broken panes in the window in the west face.
There is an outbuilding north northwest of the residence. It is a metal framed structure with
corrugated metal siding and roof. The structure has been erected on a concrete footer wall.
There is a concrete pad in the threshold, otherwise the floor is earthen. There is a broken west
window.
There are two outbuildings west of the residence. Neither has a foundation and both are wood
framed structures with corrugated metal roofs. The northern building is finished with metal
siding and the southern building is finished with wood siding. The northern building is out of
alignment.
