Method
The inspection is based on an examination of only those portions of the premises which were
readily accessible and could be visually inspected. No inspection was performed in areas which
were obstructed, concealed or closed off. No inspection was performed in areas which required
the dismantling, removal or movement of any object including, but not limited to, floor and wall
coverings, sidings, ceilings, floors, furniture and appliances.
The condition of the premises may change after the date of inspection due to factors such as
weather, fire, moisture, leaks, actions taken by the owner or others, or the passage of time. This
report describes the condition of the premises at the time of inspection.
General Information
The residence was built around 1920 and has a concrete and stone foundation with a cellar. The
residence is finished with rolled asphalt siding, has an asphalt shingle roof and a steel chimney.
There is an old stone chimney that is no longer in use. There are front and rear concrete porches.
There is an east -west gravel drive north of the residence. The structure faces east. No broken
glass was found in the residence (but there was plastic over the upper level windows).
Roof and porch drainage appear adequate. There are no rain gutters or downspouts and all
drainage is to earth. The lot is hilly and drainage flows west. There was no erosion near the
residence, wall alignment appeared straight and there was no evidence of settlement.
The residence uses cistern water, LPG and pellet stove heating, and has a septic system.
There is a detached garage west of the residence, and the 2000 gallon concrete cistern is
northeast of the residence.
