Method <br />The inspection is based on an examination of only those portions of the premises which were <br />readily accessible and could be visually inspected. No inspection was performed in areas which <br />were obstructed, concealed or closed off. No inspection was performed in areas which required <br />the dismantling, removal or movement of any object including, but not limited to, floor and wall <br />coverings, sidings, ceilings, floors, furniture and appliances. <br />The condition of the premises may change after the date of inspection due to factors such as <br />weather, fire, moisture, leaks, actions taken by the owner or others, or the passage of time. This <br />report describes the condition of the premises at the time of inspection. <br />General Information <br />The two story house was moved to this location in 2006. Walls were striped to the studs and <br />new electrical, new plumbing, and new sheetrock was installed. The residence rests on a concrete <br />foundation with a basement and two -car garage. The residence is finished with vinyl siding and <br />corrugated metal roofing with a PVC chimney. There is some siding damage on the east face. <br />There are upper and lower wood decks on the east face and a wood deck on the south face. <br />There is a covered concrete porch on the west face. A gravel drive approaches the garage from <br />the west, east, and south. The structure faces south. No broken glass was found. <br />Some of the west face porch concrete pads are settling and this is in turn lowering a porch roof <br />support post and the porch roof. There is a minor amount of erosion starting near the southwest <br />comer. Otherwise, no erosion was found near the structure, wall alignment appeared straight, <br />and there was no other evidence of settlement. Roof and porch drainage appear adequate. There <br />are no rain gutters or downspouts and all drainage is to earth. The lot is hilly and drainage flows <br />south and east.
