Grand Gravel Pit, LLC <br />Jerry & Skylar Corpenter <br />2 County Road 2 - Kremmling, CO 8045.9 <br />Cell 92 -5.?1 -0795 - Nome 970-724-8-0,0-,' <br />Lease and royalty agreement between Grand Gravel Pit LLC and Yust Ranch <br />This is an agreement between Grand Gravel Pit LLC and Yust Ranch for the lease of <br />the pit <br />Grand Gravel Pit LLC agrees to pay Yust Ranch $40per Ton for all material as it is <br />sold. Lump sum for surveyed stockpiles, which are sold and paid for by gravel <br />customers. <br />The $4& per Ton is to cover royalty on gravel, lease on 40 acres and water that is <br />available for washing. <br />Length of lease is length of state permit or 8 years with the first right of refusal on <br />new lease. <br />Royalty price of $s per Ton shall be negotiated in January as to market price and <br />increase or decrease accordingly to keep price where Yust pit is competitive in the <br />market place. <br />Grand Gravel Pit LLC will provide assistance when needed to maintain the Yust <br />Ranch power line and roads. Grand Gravel Pit LLC may install their own outlet and <br />meter at the Yust barn and corral area. <br />A 8 year minimum of $x,000.00 will be required starting in 2013. <br />Concrete aggregate to be figured on design mix weights for a yard of concrete. <br />Reclamation to be the responsibility of Grand Gravel Pit LLC, including bonds, <br />permits, or fees. Grand Gravel Pit LLC will be responsible on all removed over <br />burden to place it in a manner as to expedite reclamation. <br />Extension of original agreement to accommodate 5 year consideration. <br />Dust will be controlled on road and in pit area by Grand Gravel Pit LLC. <br />
