Using the information submitted and the <br />effective National Flood Insurance Program (NFIP) map, we determined the structure on the property described below <br />is in the Special Flood Hazard Area (SFHA) AND the regulatory floodway for Twomile Canyon Creek; therefore, flood <br />insurance is required. The structure on this property, as shown on the effective NFIP map, remains in the SFHA <br />designated Zone AE. The SFHA is the area that would be inundated by the flood having a I-percent chance of being <br />equaled or exceeded in any given year (base flood). <br /> <br />Property Description: A portion of Section 24, Township I North, Range 71 West, Sixth Principal <br />Meridian as described in the Deed recorded as Instrument No. 464318, in the <br />Office of the Recorder, Boulder County, Colorado <br /> <br />Street Address: 900 Juniper Avenue <br /> <br />Flooding Source: Twomile Canyon Creek <br /> <br />The elevation of the lowest adjacent grade to a structure (the lowest ground touching the structure) must be at or above <br />the base flood elevation (BFE) for the structure to be outside the SFHA. Because the elevation of the lowest adjacent <br />grade to the structure, 5469.8 feet, is lower than the BFE, 5472.7 feet, the structure is within the SFHA. These <br />elevations are referenced to the National Geodetic Vertical Datum of 1929. This determination is based on the flood <br />data presently available. <br /> <br />In accordance with Paragraph 60.3(d)(3) of the NFIP regulations, no encroachments (including fill) may take place <br />within a regulatory floodway if that encroachment would cause an increase in flood levels. The regulatory floodway <br />is adopted and enforced by the community. Revisions to the base flood elevations and/or regulatory floodway must be <br />coordinated by community officials and submitted to the Federal Emergency Management Agency (FEMA) Regional <br />Office for review and approval.
