Dear Larry:

Enclosed is the flood plain information provided by a subdivider which we discussed on
the telephone today. This information was prepared for the subdivider by Wright Water
Engineers, Inc. This information is provided for the subdivision sketch plan stage of
review. We require -"the location and direction of all water courses and the location of all
areas subject to the 100 year flood plan within the Property or within one hundred feet of
the Property, and the estimated flow rate used in determining the 100 year flood plain
location, based on an independent engineer's calculations." At the preliminary plan stage
we ask for the same information, the 25 year flood plain, and that the location of the 1 00
year flood plain be certified by an engineer licensed to practice in the State of Colorado.

Please review this hiformationand let the Town know if you agree with the boundaries of
the flood plain and if you have enough information to be able to make a determination. If
you do not, do you feel that the engineer should have provided more information at this
time based on our requirements? If you need more information, I will ask for it. Please
tell me exactly what you need.

Please let me know what you think prior to January 25, 1999 when we have scheduled a
public hearing on the sketch plan proposal.
