All required information for this <br />request was received on October 16, 1998. Using the information submitted and the effective National Flood <br />Insurance Program (NFIP) map, we determined portions of the property described below are in a Special Flood <br />Hazard Area (SFHA), the area that would be inundated by the flood having a I -percent chance of being equaled or <br />exceeded in any given year (base flood); however, the structure on the property is not in the SFHA. <br /> <br />Property Description: Lot 2, Meadowood, Filing No. I, as shown on the Plat recorded as Reception <br />No. 390586, in the Office of the Recorder, Routt County, Colorado <br /> <br />Street Address: 1235 Meadowood Lane <br /> <br />Flooding Source: Walton Creek <br /> <br />This letter amends the above-referenced NFIP map to remove the structure from the SFHA. The structure is now <br />in Zone C, an area of minimal flooding outside the SFHA. Flood insurance coverage for the structure may be <br />available under a low-cost policy (see enclosed document). Because portions of the property remain in the SFHA, <br />any future construction or substantial improvement on the property remains subject to Federal, State, and local <br />regulations for floodplain management. <br /> <br />A portion of this property is located within the regulatory floodway for Walton Creek. The regulatory floodway is <br />the area that must be maintained in an unobstructed condition in order to prevent unacceptable increases in flood <br />levels. Therefore, no construction (including fill) may take place in a regulatory floodway that would cause any <br />increase in the base flood level. The regulatory floodway is adopted and enforced by the commllllity, and any <br />proposed revision to the regulatory floodway must be submitted by commllllity officials to the Federal Emergency <br />Management Agency (FEMA) for comment and possible revision to the NFIP map. The commllllity should contact <br />the Director, Mitigation Division of FEMA in Denver, Colorado, at (303) 235-4830 for guidance on the data that must <br />be submitted to revise a regulatory floodway. <br /> <br />The enclosed document provides additional information about Letters of Map Amendment.
