All required information for this request, including the requITe review and processing <br />fee, was received on May 28, 1997. Using the information submitted and the effective National Flood Insurance <br />Program (NFIP) map, we determined the property described below is not in a Special Flood Hazard Area (SFHA), <br />the area that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any given <br />year (base flood). This property was elevated by the placement of fill after the date of the earliest NFIP map showing <br />the area in the SFHA. <br /> <br /> <br />Property Description: Lot 28, Block 2; Bear Creek Subdivision Filing No.1, and Lots 1 through 6, 18 and <br />19, Block 1; Bear Creek Subdivision Filing No.2, as shown on the Plats recorded <br />in Book 31, Pages 36 and 37, Reception No. 9600089806, and Book 31, Page 44, <br />Reception No. 9600175932, in the Office of the Recorder, Denver County, <br />Colorado <br /> <br />Flooding Source: Bear Creek <br /> <br />This letter revises the above-referenced NFIP map to remove the property from the SFHA. The property is now in <br />Zone X (shaded), an area of moderate flooding outside the SFHA. <br /> <br />Although the criteria for removal of a parcel of land based on fill have been met for this request, we encourage you <br />to require that both the lowest adjacent grade (lowest ground touching the structure) and the lowest floor (including <br />basement/crawl space) of each structure placed on the property be elevated to a level at or above the base flood <br />elevation. <br /> <br />The enclosed document provides additional information about Letters of Map Revision.
