All required information for this request, including the required review and <br />processing fee, was received on May 28, 1997. Using the information submitted and the effective National Flood <br />Insurance Program (NFIl>) map, we determined the property described below is not in a Special Flood Hazard <br />Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or <br />exceeded in any given year (base flood). This property was elevated by the placement of fill after the date of the <br />earliest NFIP map showing the area in the SFHA. <br /> <br /> <br />Property Description: Meadows Manufactured Home Community, a Portion of Sections 19 and 20, <br />Township 49 North, Range 9 West, New Mexico Principal Meridian, as <br />described in the Warranty Deed recorded as Reception No. 601278, in Book 884, <br />Page 773, in the Office of the Recorder, Montrose County, Colorado <br /> <br />Flooding Source: Uncompahgre River <br /> <br />The legal description of the portion mentioned above is as follows; <br /> <br />COMMENCING at the southwest corner of the northwest quarter of the northwest quarter of <br />Section 20; thence N 32018'44" E 2,436.35 feet; thence S 58037'00" W 1,508.95 feet to the <br />POINT OF BEGINNING; thence S 05026'39" E 82.94 feet; thence S 23039'48" E 56.16 feet; <br />thence S 05042'31" E 335.25 feet; thence S 40003'05" W 90.12 feet; thence S 73001'23" W <br />105.53 feet; thence N 21001'29" W 119.20 feet; thence N 1r59' 10" W 114.19 feet; thence <br />N 00000'00" E 29.10 feet; thence N 49036'32" W 92.61 feet; thence S 19049'18" W 324.26 <br />feet; thence S 45027'15" E 90.83 feet; thence S 40008'13" W 151.65 feet; thence <br />N 17010'29" W 122.62 feet; thence S 51013 '06" W 142.66 feet; thence N 11 009'05" W 80.21 <br />feet; thence N 73058'43" E 179.63 feet; thence N 24001'21" E 35.41 feet; thence N 22003'48" <br />E 186.63 feet; thence N 19025'48" E 187.85 feet; thence N 01024'36" W 203.63 feet; thence <br />S 89034'59" E 225.39 feet to the POINT OF BEGINNING. <br /> <br />This letter revises the above-referenced NFIP map to remove the property from the SFHA. The property is now <br />in Zone B, an area of moderate flooding outside the SFHA. Because portions of the property remain in the SFHA, <br />any future construction or substantial improvement on the property remains subject to Federal, State, and local <br />regulations for floodplain management. <br />
