<br />ARTICLE VI, Valle.,. Channel and Valley Plain Zone Us. Regulations
<br />
<br />Section 1, Premises in the Valley
<br />Channel Zone shall not be filled with
<br />any material nor shall any structure be
<br />built that will cause an obstruction to
<br />the cnnveyance of a flow of 25,000
<br />cfs in the Iowa River measured at the
<br />Iowa City Gaging Station,
<br />Section 2, Premises in the Valley
<br />Channel Zone shall be used for the
<br />following purpo,"s only:
<br />1. Farms, truck gardens and nur~
<br />series, provided that no farm shall be
<br />operated publicly or privately for the
<br />feeding or disposal of garbage, rub-
<br />bish, or offal.
<br />2. Parks, playgrounds, golf courses,
<br />and commercial or private recreational
<br />areas.
<br />3. Preserves and reservations.
<br />4. Other similar open uses.
<br />Section 3, The Valley Plain Zone
<br />shall include prc:mises which arc suh-
<br />jeet to inundation at or helow an ele-
<br />vation for a particular area as shown
<br />on the zoning map of Iowa City,
<br />Iowa, said inundation being due to a
<br />flow of 25,000 cfs in the Iowa River
<br />measured at the Iowa City Gaging
<br />Station.
<br />Section 4, Premises in the Valley
<br />Plain Zone shall be used for the fol.
<br />lowing purposes only:
<br />
<br />1. For the uses and purposes set
<br />forth in Article VI, Section 2,
<br />2. Premises in rhe Valley Plain
<br />Zone also may be used for the pur,
<br />poses specified for the residential,
<br />commercial, or industrial district in
<br />the particular zone. . . .
<br />3. The uses permitted in Section 4.
<br />subsection 2 of this article are sub~
<br />ject to the following:
<br />Q. No building or structure or any
<br />portion theraf shall be erected unless
<br />the finished surface of the ground is
<br />higher than, or is raised by filling, to
<br />the elevation shown for the particu~
<br />lar area on the zoning map.
<br />b. No first floor or a basement
<br />floor. nor a cellar floor or any dwell-
<br />ing or other building shall be con..
<br />structed at an elevation lower than
<br />the elevation shown for the particular
<br />area on the zoning map.
<br />Section 5, All regulations of the or,
<br />dinance as regards performance stand-
<br />ards, additional use regulations,
<br />height, yard, area, offstreet parking,
<br />accessory use and fence regulations.
