POPULATION AND LAND USE

The Bear Creek drainage basin is situated in portions of flve

CClunties; Arapahoe, Clear Creek, Denver, Jefferson and Park with approxi-

mately two-thirds of its land area located in Jefferson County. There are

no population estimates available for the Bear Creek drainage basin per se,

hence estimates and projections for Jeffers on County will be used in this

report as it is felt that population growth patterns in Jefferson County are

representative of former Water District No.9. Population estimates and

projections for the county are presented in Table 1.

Former Water District No.9, from a population and land use

standpoint, can be divided into two regions. Region I lies between the

Bear Creek mouth and the hogback east 'of the Town of Morrison, and Re-

gion II consists of the land west of the hogback. The eastern one-third

of Region I consists of commercial, light industrial, single family and

multifamily structures with a population density ranging from 6.38 to 11.88

people per acre. Water for this area is supplied by the Denver municipal

water system. Marston Reservoir (19,793 AF) is located in this area.

The western two-thirds of Region I consists of open space,

agricultural and grazing land, golf courses, and single family/multi-

family structures. Population density in this area ranges between 0.18

and 6.38 people per acre. The open space and agricultural land in this

area is rapidly being converted to single family/multifamily residential

housing units as the Denver metropolitan region continues to expand to the
