<br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />0,J0849 <br /> <br />B - ASSESSED VALUAT!ON <br /> <br />The assessed valuation of the Ute District and particu- <br />larly the rate of increase as compared to the overall County or <br />Grand Junction rate followS the same signifioant pattern shown <br />by population studies. <br /> <br />Assessed valuations, as taken from Mesa County Rocords by <br />the Mesa County Planning Office, are shown in Table B-I. <br /> <br />Certain areas and districts in the Grand Valley have been <br />studied from the standpoint of assessed valuation, water con- <br />sumption and typo of area. The areas, their assessed valuation, <br />approximate number of owners and average value are shown in <br />Table B-II. This information is valuable only for a portion of <br />the Ute District because such important areas as No. I, No. II, <br />No. V and the general farm and ranch areas are not represented. <br /> <br />It should be noted that the comparison of the City of <br />Grand Junction and the Ute District for the year 1960 ShoWS the <br />Ute District in the poorest light. During that year the City <br />acquired some substantial areas by annexation while the Ute <br />District made none. The year 1959 shows the most reasonable <br />comparison, there being no significant annexations to either, <br />nor was there unusually large construction programs during that <br />year. The rate growth of the ute District as compared to the <br />City was 130% greater for 1960 and 190% greater for 1959. <br /> <br />Based on the lowest rate of increase in assessed valua- <br />tion so far recorded by the ute District, the valuations have <br />been projected into the future at the rate of seven percent <br />increase per year until the rate of increase reached 3.5 mil_ <br />lion per year after which a uniform rate of increase was used. <br /> <br />The projected district assessed valuation for the period <br />1962 to 1982 is shown in the following table: <br /> <br />- 17 - <br /> <br />l __ <br /> <br />,i, <br /> <br />ii,,~ <br />~_';;"'l;~-~ <br />
