'"...,j
C)
w
~

~:'l naires also were used to gather information on farm operations, yields,
I....

2 arid acres irrigated per hour. Several variables were considered In

3 computing gross returns, total costs and net returns for each crop

4 budget of the th ree 1 eve I s of management. Some of the va r i ab 1 es are:

5 (1) Land Values - Along with other factors, the degree of development on

6 the farm has a direct effect on land values. Values have ranged from

7 $600 per acre on a poorly developed farm up to $950 per acre for a

8 highly improved farm on which land was leveled and where efficient use

9 of water was combined with good cultural practices. Values for orchard

10 land range from $2,000 per acre on poorly developed orchard land up to

11 $5,000 per acre for highly improved orchard land. The land value affects

12 the amount of interest included as a cost in the crop budgets. Land

13 values with resulting interest costs used in the budgets for the three

14 management levels are presented in the following tabulation.

Land Values by Management Level
High Medium Low
--------Dollars per Acre-------

Land Value

Row Crop Farm

950

800

600

Orcha rds

5,000

4,000

2,000

Interest Cost at 8-1/2%

Row Crop Farm

81

68

51

Orchards

425

340

170

23
