<br /> <br />GENERAL AREA DESCRIPTION <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />The general area in which the subject properties lie is <br />the Englewood-Littleton area, The city of Englewood adjoins <br />the City of Denver on the south and it is about 8 miles south <br />of do\vnto\~1 Denver, The city of Littleton is immediately south <br />of Englewood, and is about 10 miles south of do\vntown Denver. <br />Both of these cities are considered suburbs of Denver, and are <br />the main suburbs lying in the south part of the metropolitan <br />area, The locations of both cities are generally east of the <br />South Platte River, and are between D, S. Highway 85 (Santa Fe <br />Drive) on the west and Interstate 25 (D. S. Highway 87) on the <br />east, Other municipalities in the general area are the small <br />town of Sheridan and the Bo\~ar residential section, See map <br />at Exhibit A. <br /> <br />The city of Englewood has existed for many years as an <br />incorporated area, and has nearly always been connected to <br />the City of Denver through a major artery--in this case <br />Broadway. Population as of August 1, 1969 is estimated as <br />38;600, l~is is primarily a residential to\Yn which has pre- <br />. dominantly middle- to lower-middle-class housing units, but <br />does have some expensive houses on the east side. Housing in <br />the vicinity of the subject properties is predominantly <br />lower-class to lower-middle-c1ass. Inu~ediate1y east of <br />Englewood, the Cherry Hills Country Club and the various <br />Cher~J Hills subdivisions are among the metropolitan area's <br />finest, Englewood, however, does have a definite downto\Yn <br />sector, of which the focal point is the new Cinderella City <br />Shopping Center. This Center is the largest shopping center <br />in the Denver area, and was completed in 1968 at a cost of <br />approxllaate1y $50 million, The Center covers approximately <br />85 acres, and was developed with approximately 1,6 million <br />square feet of commercial space, The Center is located on <br />B&mpden Avenue approximately four blocks west of Broadway, <br />~A,ich was formerly the old downto~m Eng1ewoodo <br /> <br />The city of Littleton is smaller than Englewood, having <br />an estimated population of 21,000 as of December, 1968. This <br />also is an older city which formerly existed somewhat apart <br />from Denver, had a definitive do~mto\Yn area, and only in <br />recent years has burgeoned with new housing, mostly to the <br /> <br />-1- <br />
