<br />The area west of the Platte River contains the <br />aforementioned tOvms of Sheridan and Bo~~ar. Sheridan adjoins <br />the city limits of Denver and, although an incorporated city, <br />is a disorganized, undercapitalized area of poor quality and <br />unexciting prospects. Much of this tOvm is substandard resi- <br />dential area interspersed with industrial development. The <br />tOem of Bo,vmar, which lies south of Sheridan, is in actuality <br />a middle-upper- to upper-class bedroom city for Denver <br />COlllmuters. It is characterized by membership in a lake and <br />boating club, and is naturally separated from the poorer area <br />to the north by higher topography. <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />The main economic influences of this general area are the <br />aforementioned Cinderella City Shopping Center; the Centennial <br />Race Track, which lies at Belleview Avenue and Santa Fe Drive <br />and is one of the two parimutuel betting tracks in the metro <br />area; and several industries such as C. A. Norgren Company, <br />psnerican Coleman, Marathon Oil Company Research Center, <br />Minneapolis Hone~,ell Regulator Controls, Metron Instrument, <br />and the Martin-Marietta Company. This last-named company, <br />,'ihic h is engaged primarily in the missile and space capsule. <br />field, lies south of Littleton about 10 miles, but employs <br />about 5,600 people, a number of which live in Littleton or <br />Englewood. Other, and perhaps more secondary, economic <br />influences are the Denver Technological Center, at Bellevie" <br />and Interstate 25 about four miles east; the Fort Logan Mental <br />Health Center at Oxford and Lowell; the Denver-Rio Grande <br />Railway industrial center at Blakeland about five miles south <br />of Littleton, and the proposed new Gates Rubber plant which <br />will also be about four miles south of Littleton near Santa Fe <br />Drive. The general area offers most city services and has an <br />abundance of schools, churches, general shopping and other <br />a~enitieso In addition, the area is influenced by Loretto <br />Reights College for Women, Mullen Home for Boys, Colorado <br />Academy, Kent School for Girls, and St. Mary's Academyo <br /> <br />Neighborhood and Environs of Subject Properties (See map at <br />page 40Go <br /> <br />The most singularly important natural feature of the <br />immediate neighborhood of the subject properties is the South <br />Platte River.
