<br />Day skier paIking will be developed to correspond with the mountain <br />capacity at each construction phase. Initially, day skier rking will be <br />at graJe on two sites totaling 10.1 acres. It is propose:! th t as the area <br />develops and parking nee:!s increase, paIking structures will e erecte:! on <br />the existing lots. <br /> <br />At completion, the ski area at the propose:! Wolf Creek Vall y development <br />would have a total of fourteen lifts and a gondola. In dition, two <br />restaurants would be locate:! on the mountain as well s facilities <br />necessary to accanmodate and serve the total skiing capacit. Subsequent <br />phases of skiing developnent would be undertaken as demand wa rants with no <br />particular relationship to calendar years. The phasing of 1 fts, which is <br />intende:! to ensure a proper distribution of terrain by abi ity level and <br />proper circulation throughout the ski complex, would have to e approved by <br />the .Forest Service in annual operating and construction pans which the <br />developer would be require:! to submit. <br /> <br />The development of public land for downhill skiing is but on component of <br />a large resort complex. Wolf Creek Valley is propose:! as a four season <br />resort locate:! on 2,564 acres of private land in Mineral Co ' ty, ColoraJo. <br />The development is approximately twelve miles north of pag sa Springs on <br />u.s. Highway 160 (see Map 2). SUnvrer oriente:! activities facilities <br />will eventually include two championship golf courses, an equestrian <br />center, fifteen lakes, three miles of river frontage, tenn s, and hiking <br />and biking trails. <br /> <br />Complete development of Wolf Creek Valley will require 20 30 years. To <br />reach this goal, the developer, Westfork Investment, Ltd. has planned <br />development of the property to be focuse:! in three distinct reas. Each of <br />the three primary development areas has been planned to exis independently <br />until later portions of the developmEmt are complete:!. <br /> <br />The South Meadow is one of the three primary development a eas within the <br />project. Locate:! on approximately the southern 50% 0 the private <br />property, the South Meadow will focus on summer-orient recreational <br />activities such as golf, tennis, horseback riding, and wa er activities. <br />Developnent in this area will include single family and mul i-family homes <br />as well as a clubhouselcoIlmmity center which will offe visitors and <br />residents a variety of services. Having received necessary approvals from <br />Mineral County development of the South MeaJow gol course and <br />infrastructure began in 1985. Development of this area is ecte:! to take <br />five to, seven years. <br /> <br />The second major development area within Wolf Creek Valley is the Village <br />Center which lies in the center of the property. As its n e implies, this <br />area of the developnent will ultimately function as the co nity focus for <br />the entire project. The majority of commercial space and conference <br />facilities will be locate:! in the Village Center along wit higher density <br />multi-family units. <br /> <br />The ski area and base facilities previously describe:! is he third major <br />focus of development activity. <br /> <br />4 <br />
