In the cases of partial takings the remainder in some instances <br /> <br />will, in our opinion, suffer a diminution in market value due to <br /> <br />loss of assemblage, inaccessibility, shape and similar factors. <br /> <br />Our estimate of severance damage has been based on our analysis <br /> <br />of specific conditions applicable to the individual parcels. <br /> <br />11. We have compiled an analysis of oil and gas production in the <br /> <br />Narrows site. Because essential data cannot be determined at <br /> <br />this time it is our opinion that any current estimate of value of <br /> <br />these mineral rights would not reflect values at the time of <br /> <br />acquisition. For this reason we have not included such an <br /> <br />estimate in this report. <br /> <br />12. Based on our general knowledge of real estate values and our <br /> <br />investigation and analysis, we have compiled an estimate of <br /> <br />market values of the herein described properties as summarized <br /> <br />on the preceding pages of this report. <br /> <br />~ <br />
