Be~ause of the scarcity of comparable sales from

whtch to draw a definite conclusion. I have also

consulted U. S. Department of Agriculture statistics.

The U. S. Department of Agriculture publishes a

bul1edn which give.. the real "state values of farm

and ::a~lch land for cac...~ of eleven weGt~X'n states

from 1950 through 1976. This bulletin c1auifiu

valua of grazing land and irrigated land. separately.

The index factor for the value of rough grazing

la.nd in Colorado from 1973 (the time of the original

appraisal) through 1976 is 1.6lB. This means that

if an acre of land sold for $1.00 in 1973, it would

sell for 1.62f in 1976. Likewise, the index fa.ctor

for irrlga.ted land {rom 1973,to 1976 is 1.595f,

meaning that the avera.ge price of irrigated land

with water rights increased fr.om !i\!\ index factor of

1.0 to an index factor of 1.595.

It must be remembered that this is an average increase

over the entire state of Colorado for the years 1974,

1975, and 1976. In making appraisals over much of
