<br />. <br /> <br />. <br /> <br />. <br /> <br />8 <br /> <br />~-. ... i,"'" ' <br />':'..L ~ ~.~ <br /> <br />PROCEDURE <br /> <br />The purpose of this report h'ls been to provide a preliminary estimate of <br /> <br />value of land to be acquired in fee, value of flood easements and severance <br /> <br />damages accruing to individuOll parcels by the acquisition of the proposed Narrows <br /> <br />site and the proposed Weld County site. <br /> <br />Our estimate of these values, as of the date of this report, has been based <br /> <br />on the investigOltion and analysis as outlined below. <br /> <br />1. We have compiled a list of parcels, by legal description, of <br /> <br />properties affected by the proposed acquisitions. <br /> <br />2. We were furnished a set of aerial photographs of the subject <br /> <br />areas with a scale of approximately 3 inches to the mile. These <br /> <br />photographs were taken in June of 1963. We have obtained copies <br /> <br />of these photographs with a scale of 8 inches to the mile. <br /> <br />3. <br /> <br />Land has been classified by soil types and capabilities following <br /> <br />standards and procedures similar to those adopted by the Agri- <br /> <br />cultural Stabilization and Conservation Service and the Soil <br /> <br />Conservation Service. This classification procedure included <br /> <br />the analysis of pertinent available public information and a <br /> <br />personal inspection of aU parcels by qualified personnel. <br /> <br />4. A"reages within the taking, as set forth hel'ein, have been based <br /> <br />on information obtained from public records. These are net <br /> <br />ownerships and do not include rights of way for roads, corrals <br /> <br />or railroads. <br /> <br />5. <br /> <br />We have compiled an analysis of market data.
