<br />The DRCOG study points out the growing im-
<br />portance of inmigration to this region. During
<br />1970, it was estimated at about 65% or 26,000
<br />inmigrants. By 1972, net inmigration accounted
<br />for 83% of the population increase or 59,100.
<br />Relatively favorable economic performance, the
<br />area's physical attractiveness, the climate, the prox-
<br />imity to recreational areas and generally depressed
<br />'economic conditions on coastal cities, all account
<br />for the large numbers of migrants to the area. A
<br />decline in farming-related and other small town
<br />job opportunities are additional factors.
<br />The study noted that more than two-thirds of
<br />,the migrants to this region originated from outside
<br />of Colorado.
<br />The plains, mountain and southwestern states,
<br />including Colorado, accounted for about 53% of
<br />incoming families, Northeastern coastal states and
<br />west coast states accounted for 25% of the mi-
<br />grants, 14% from the west coast and 11 % from the
<br />east coast.

<br />The two most attractive counties to the new-
<br />comers were Jefferson and Arapahoe Counties.
<br />Jefferson attracted '42.8% of the new residents
<br />during 1972 and Arapahoe's share was 25.9%.
<br />Many new large residential developments are tak-
<br />ing place particularly in northeastern and eastern
<br />Jefferson County and parts of Arapahoe County
<br />immediately south and southeast of Denver.
<br />Although net inmigration is the major portion
<br />of the population increase, the other factor con-
<br />tributing to the gain was natural increase, or the
<br />balance between births and deaths.

<br />Natural increase has been playing a declining
<br />role in, population gains in recent years. In 1966,
<br />half of the population increase was attributed to
<br />natural increase. By 1968, this percentage slipped
<br />to 38% and in 1972 it amounted to only 17% of
<br />the increase.
<br />Denver is not immune from the national plunge
<br />in birth rates declining from 25.6 births per 1,000
<br />population in 1960 to 15.6 in 1972.

<br />During the period from 1960 to 1970, the
<br />Denver metropolitan area's population increased
<br />by 32,1%. Out of 100 metropolitan areas during
<br />the same time, Denver's growth ranked 15th.
<br />These figures, however, do not include the
<br />phenomenal growth whiCh has occurred since
<br />1970 in the Denver metropolitan area.

<br />On a per capita basis, the Denver area was
<br />fourth nationally in 1972 in number of housing
<br />starts. It was surpassed only by the Tampa,
<br />Miami and Phoenix metropolitan areas, In total
<br />numbers of new housing units during 1972, the
<br />Denver area ranked seventh.
