YOUNG, CLIFFORDJ, 'PURDY <br />and BAILEY COTTEN, as Personal Represent~tives of the Estate <br />of James W. Purdy, deceased, Grantors, to THE TOWN OF <br />RANGELY, whose legal address is 209 East Main Street, <br />Rangely, Colorado 81648, Grantee. <br /> <br />WHEREAS, Grantors are the qualified Personal <br />Representatives in the within estate in the State of <br />Colorado, having been appointed March 4, 1988, by the <br />District Court, Mesa County, Colorado, and are authorized to <br />act in such capacity under the terms and prOVisions of the <br />Colorado Probate Code; and <br /> <br />WHEREAS, the three Grantors as fiduciaries, have <br />all of the power conferred upon them by the Colorado <br />Fiduciaries' Powers Act, inclUding the power to sell and <br />convey real property (C.R.S. ~ 15-1-804(Z)(g)); <br /> <br />NOW, THEREFORE, pursuant to said power,- and for a <br />valuable consideration, the Grantors sell and convey to the <br />Grantee the following real property in Rio Blanco County, <br />Colorado: <br /> <br />Lot 1 and Lot 3 Of the Jim Purdy Estate Subdivision <br />according to the Plat thereof as the slime was' <br />recorded March 10, 1989, as Instrument No. 236112. <br /> <br />SUBJECT to easements and rights-o!-wayexisting or <br />of record, and reservations in patent from the United States, <br />and reserving all minerals and mineral rights. <br /> <br />. <br />,. <br /> <br />Grantors specifically EXCEPT and RESERVE all oil, <br />gas and other sub-surface mineral rights, together with the <br />right to enter upon and remove the same.
