<br /> <br />Feasibility Study <br />for the Rehabilitation of <br />Giffin Reservoir Dam <br /> <br />PROJECT SPONSOR <br /> <br />The GMS Land and Cattle, LLC (GMSLCC) is a Colorado company registered with the State <br />as a Limited Liability Company (LLC) , The company was organized in 2001. A copy of the <br />Articles of Organization are included in Appendix B, <br /> <br />The company's facilities include the two reservoirs, Giffin #1 and #2, shown on Figure 1. The <br />company lists assets as follows: 1,676 acres of land; lease another 1,290 acres of land; 182 <br />pregnant cows, 29 heifers, 14 bulls, and 4 horses; ranch house, various barns, and machine shop; <br />and, various farm and ranch and irrigation equipment. A more complete list is included in <br />Appendix A. <br /> <br />Financial information on the Company from January 1, 2001 through January 14, 2003 is included <br />Appendix A of this slUdy, For the year 2001 the Company lists income of approximately <br />$362,040,73 with expenses of approximately $220,372.3. No valuation of assets is included in <br />the information provided. <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />PROJECT SERVICE AREA <br /> <br />The Giffin Reservoirs are located in Weld County, Colorado in Sections 7 and 18, Township 10 <br />North, Range 66 West of the 61h Prime Meridian. The service area irrigated from Giffin Reservoir <br />#1 and #2 is approximately 160 acres of land located in the Northeast 114 of Section 18, Township <br />10 North, Range 66 West of the 61h Prime Meridian. Figure 1 shows the outline of the land owned <br />by the Company, the location of the reservoirs, and the location of the irrigated farmland. <br /> <br />Crops grown in the service area include alfalfa hay and pas lUre grass, The average crop yield per <br />acre in this area is approximately 4 tons of hay. <br /> <br />The soils in the area consist of the Olney-Ascalon-Platner soils which are deep, well drained, <br />nearly level to rolling soils, The east side of the ranch consists of Ascalon-Peetz soils which are <br />deep, well drained to excessively drained, nearly level to hilly soils on ridges of high plains, <br /> <br />The climate in this area, as taken from the Soil Survey of Weld County, USDA, Soil Conservation <br />Service, is as follows: the total annual precipitation in the area averagesl2 inches; relative <br />humidity averages about 40%; the lowest temperalUre recorded was -39 degrees in 1951and the <br />highest temperalUre recorded was 108 degrees in 1954; in summer the average temperalUre is 70 <br />degrees and the average daily maximum temperalUre is 87 degrees; in the winter the average <br />temperalUre is 29 degrees and the average daily minimum temperature is 14 degrees; the average <br />seasonal snowfall is 40 inches; thunderstorms occur on about 41 days each year; and, the <br /> <br />Giffin Reservoir-Feasibility Study <br /> <br />Page I <br />
