Land Uses - Present and Future <br /> <br />I <br /> <br />I <br /> <br />The entire service area, with the exception of the Brook Forest Inn, is <br /> <br /> <br />zoned mountain residential for single families according to the Jefferson <br /> <br /> <br />Caunty Planning and Zoning Department. This designation requires a minimum <br /> <br /> <br />lat size of 17,400 quare feet. Approximately 400 lots are currently platted <br /> <br /> <br />within the district boundary. However, only 211 equivalent single family <br /> <br /> <br />residence taps have been issued. steep terrain in some areas of the district <br /> <br /> <br />will most likely prevent residence construction on a number of lots. The <br /> <br /> <br />projected number of equivalent residential taps ta be i8sued by the district <br /> <br /> <br />is 548. Figure-3 shows the currently platted lots and the zoning for the <br /> <br /> <br />service area. <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />Four commercial taps are in e~istence in the service area. These taps in- <br /> <br /> <br />clude those for the swimming pool, sales office, the Swiss Chalet, and the Brook <br /> <br /> <br />Forest Inn. The historic water use of these commercial taps has been converted <br /> <br /> <br />to equivalent single family residence taps in projections of future water require- <br /> <br />I <br /> <br />ments. <br /> <br />I <br /> <br />As previously stated, water usage is restricted for domestic purposes only. <br /> <br /> <br />Since all outdoor water uses are prohibited, projections of future water use <br /> <br /> <br />are greatly aimplified. The present zoning allows for the construction of <br /> <br /> <br />single family residences only in the remainder of the Brook Forest Water District <br /> <br /> <br />service area. No changes in the zoning are currently anticipated by the Jeffer- <br /> <br /> <br />son County Planning and Zoning Department. The projected number of taps to <br /> <br /> <br />be issued was based on sn assessment of the area of developable land and the <br /> <br /> <br />minimum lot slze requirements. <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />Developed properties are individually owned and have individual water taps <br /> <br /> <br />into the water system.
