<br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />II <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />CHAPTER I <br /> <br />GENERAL INFORMATION <br /> <br />The Durango West area is located in La Plata County, <br />Colorado, about seven miles west of the City of Durango, <br />Colorado and about three miles east of the small community of <br />Hesperus, Colorado. U.S. Highway 160 bisects the area and <br />provides access to Durango West. Figure I-I shows the location <br />of Durango West relative to other rivers, cities, and roads. <br /> <br />The residents living in <br />metropolitan districts which <br />chapter. <br /> <br />Durango West are <br />are described in <br /> <br />served by two <br />the following <br /> <br />Durango West is located at elevation 7,800 feet MSL, on the <br />southeast flank of the La Plata Mountains. The area generally <br />slopes to the east, with flat benches broken by fairly deep <br />drainages. The area is in the Lightner Creek drainage which <br />flows into the Animas River which flows into the San Juan River <br />and then into the Colorado River. <br /> <br />The average precipitation is about 16 to 18 inches. <br />Slightly over half of the precipitation comes as rainfall from <br />April to October and the remainder as snowfall. The <br />temperatures generally range from about 90 degrees in the summer <br />to minus 10 degrees in the winter. <br /> <br />The vegetative cover is primarily pine trees, pinion pine, <br />oak brush, and various grasses. Irrigation is, of course, <br />required for lawns and gardens. <br /> <br />The area is in a very beautiful setting with the La Plata <br />Mountains to the northwest and pine forests surrounding the <br />community. The development has been designed so that much of <br />the natural environment is left in place. <br /> <br />The City of Durango is the nearest town, and since there are <br />no commercial developments in Durango West, all commodities must <br />be obtained from Durango or other towns. There are no immediate <br />plans for commercial development in the area, but eventually <br />there will probably be a convenience store. <br /> <br />- 1 - <br />
