<br />- -- - ---~-----....- ---_.. ---_. - ~ -- - --- - - . - ----~-- --.--.- -- .. ----- -------. - ------- -- ...--- <br /> <br />Pursuant to the plan of dissolution, the District acquired all properties and liabilities of the Pagosa <br />Water and Sanitation District. <br /> <br />2.1.5 GEOGRAPIDC AREA SERVED <br /> <br />PAWSD encompasses approximately 14.125 acres in the central portion of Archuleta County in <br />southwestern Colorado. and has an estimated service population of 4.395. consisting of 1,822 <br />permanent residents (residents for at least six months of the year), 1.785 transient residents (residents <br />for less than six months of the year), and 788 timeshare residents. <br /> <br />PAWSD provides'water and sanitary sewer service within its boundaries. as well as to the Archuleta <br />County Airport located outside the District. See the physical systems (Section 2.1.7) hereafter. <br />Archuleta County provides law enforcement. ambulance. planning. recreational. and general <br />administrative services to properties in the District. Fire protection is provided by the Pagosa Fire <br />Protection District, and Archuleta School District 50 Jt. provides elementary and secondary education. <br />Utilities and medical services are provided by various public and private entities. <br /> <br />Figure 2-1 shows the geographical area within the PAWSD. <br /> <br />2.1.6 CUSTOMER BASE - DEVELOPMENT WITIDN THE DISTRICT <br /> <br />The District encompasses approximately 14,125 acres of the approximately 18.800 acre Fairfield <br />Pagosa resort community located in the San Juan Mountains in central Archuleta County. Fairfield <br />Pagosa is the largest such development in the area. and includes 24 platted subdivisions encompassing <br />approximately ll~OOO acres, with the remaining 7.800 acres being undeveloped. The community <br />includes primary and secondary homes. time share units. resort lodging, two golf courses, tennis <br />courts, restaurants, ancillary commercial development. and recreational facilities including five lakes. <br /> <br />2.1.6.1 Residential Development <br /> <br />The platted subdivisions within Fairfield Pagosa include approximately 6,400 single family lots. of <br />which approximately 5,700 (89%) lots have been sold.
