The loss of produc- <br />tion in Larimer County in the past has primarily taken <br />place near the cities of Fort Collins and Loveland. The <br />area served by North Poudre will experience some change <br />in use; however, most of the area is believed to be too <br />far north of Fort Collins to experience the high rate of <br />loss experienced by the county on the average. <br /> <br />Based on the previous referenced report, the major loss <br />of land is to residential use which accounted for 63.5% <br />of the loss of acreage. Commercial and industrial <br />accounted for approximately 20%. The loss of land due <br />to plants like Anheuser-Busch is not expected to be <br />great over the next 40 years. The loss to the North <br />Poudre areas to commercial and industrial based on the <br />20% value would be 4% or 1200 acres total. Again, the <br />area served by North Poudre is not expected to see the <br />rapid use change due to its distance form Fort Collins <br />and due to the logistics of providing services such as <br />water, sewer, airplane transportation, etc. Growth is <br />more likely to continue moving in a southerly direction <br />in Larimer County as has been the case for the past 15 <br />years. <br /> <br />Land Ownership. The ownership of land in the area served by <br />The North Poudre Irrigation Company is primarily private farm <br />or ranch land. An exact break down of land ownership is not <br />known, but is expected to consist of less than three percent <br />(3%) pUblic land owned by the State and Federal Government, <br />less than one percent (1%) owned by municipalities, and the <br />remainder being private land. <br /> <br />III-3 <br />
